What leasing options are available?
Flexible lease terms are available. Get a quote using your preferred floorplan and move-in date for the most accurate pricing and availability!
Can I request a specific apartment & can an apartment be held?
A specific apartment can be requested, and a quote can be generated based on availability. Apartments are held with a completed application and a $200.00 holding deposit.
Do you accept Guarantors or Co-signers?
We do accept Guarantors or Co-signers for income. Please review our Rental Criteria and contact our Leasing Team if you have any additional questions.
Is there a security deposit and is any of it refundable?
The floorplan security deposit is $800.00 for a 1-bedroom, $900.00 for a 2-bedroom, and $ 1,000.00 for a 3-bedroom. Additional deposits may apply. The maximum security deposit will not exceed the amount allowed by law. It is refundable at move-out, minus deductions for Resident misuse.
Are utilities included?
The resident is responsible for water, sewer, trash, and electricity. Cable and internet services are optional.
Is renter's insurance required?
Insurance is required with a minimum liability of $300,000.00 and a maximum deductible of $500.00 per occurrence.
Do you accept Section 8 vouchers?
We accept all forms of income that are legal, verifiable, and paid on behalf of a Resident.
Do you offer individual leases & co-living?
This is not currently an available option at Tuscany Hills Apartments.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
This is not currently an available option at Tuscany Hills Apartments.
What is the parking situation?
Each apartment is assigned one uncovered parking space and one garage at no charge. Guest parking and street parking are available.
What is the smoking policy?
This community is smoke-free. The use of tobacco products, including smoking, burning, or vaping, is not permitted in the apartments, the community's common areas, including parking areas, and garages.
Do you have any amenities for pets?
An off-leash, fenced-in pet area and multiple pet stations are located throughout the community. We are within walking distance of several parks in the San Marcos area.
What is your pet policy?
We are pet-friendly! Pet deposits are $500.00 for the first pet and $300.00 for the second pet. There is a maximum of two pets per apartment home. Our full pet policy can be reviewed here.
What are the hours for the fitness center?
The fitness center is open daily from 8:30 am to 10:00 pm.
What are the hours for the pool? Is it open seasonally?
Tuscany Hills features three pools! They are open daily from 8:30 am to 10:00 pm.
What are the hours of the laundry facility?
All four laundry facilities are open daily from 8:30 am to 10:00 pm. They feature app-based (coinless) machines.
How do I get my packages/do you have package lockers?
Packages are delivered to the front doors or mailboxes/mailbox lockers.
Are BBQ grills available?
Electric grills are permitted on the patio or balcony per fire code.
Do you offer valet trash service and/or recycling?
Recycling is available at each trash location throughout the community. Tuscany Hills is proud to strategically reduce waste by providing coordinated large-item pickup for our Residents! This ensures the community remains clean and that our Residents are confident they are disposing of their large items, such as mattresses and chairs, properly. Valet trash service is not offered.
When were these apartments built? Have there been any renovations?
1989. Interior renovations completed in 2016. Exterior renovations are scheduled to begin in early 2026.
Do the apartments have air conditioning?
A wall unit air conditioner is located in the living room.
Are washers and dryers available? Are they in the apartment? What kind?
A Whirlpool stackable washer-dryer is provided in most apartment homes. All common laundry facilities are app-based (coinless).
What type of flooring do the apartments have?
Vinyl wood flooring with carpeted bedrooms.
What kind of appliances and features does the kitchen have?
Our kitchens feature white appliances, including an electric range.
Do apartments have dishwashers?
Yes.
Do kitchen sinks have a garbage disposal?
Yes.
Does the apartment come with a microwave?
Yes.
Is there a bathtub or just a shower?
Combination with a standard bathtub and/or shower, depending on the floorplan.
Are the apartments furnished?
Apartment homes are not furnished.
Is the apartment set up for working remotely?
Apartments are wired for fiber internet.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Apartments are set up for direct connect service through Cox. Modems are in the apartment at move-in. Service can be set up on a mobile device or at a local Cox store.
